Earlier this year, a traffic stop in a California county led to the eventual discovery of hundreds of pounds of methamphetamine and two locations used to make clandestine methamphetamine. One was operating out of a residence and the other in a vacant home in the area. Unfortunately, cases like this have been occurring throughout California for decades in both owner occupied homes as well as in rental properties and vacant residences.

For landlords and property owners in the state, discovering the production of methamphetamine can mean thousands of dollars in clean-up costs. State law holds property owners and landlords responsible for providing notification to tenants and future owners of any hazards existing on a property offered for lease or sale. The Methamphetamine Contaminated Property Act of 2005 also requires the clean-up of the property so it can be safe for occupancy and imposes fines on a seller of a residential property who fails to disclose information about contamination resulting from a methamphetamine lab.

“Residues from the hazardous chemicals used in the production of methamphetamine can be hazardous,” said Michael Chapman, Laboratory Manager at LA Testing’s Huntington Beach facility. “Meth-associated chemicals and fumes can easily contaminate surfaces and many materials found in homes will absorb spilled or vaporized chemicals. When an unsuspecting tenant or homeowner later moves in, these chemical remnants can later be emitted as gases back into the air or be a potential hazard when touched.”
