Recently, several apartments in San Rafael, California sustained damage after a fire broke out in one of the units. The multi-tenant complex was saved due to the efforts of firefighters and the building’s sprinkler system.
Although only one unit was reportedly damaged directly due to flames, other apartments sustained smoke and water damage. This is an all-too-common occurrence in multi-tenant buildings. Additionally, residential and commercial tenants that have a fire occur in their building need to be on the lookout for damage and potential hazards following a fire of any magnitude.
Even a small fire can allow smoke residues to infiltrate other units in a multi-tenant building. Smoke residues can create odors and over time cause corrosion, etching and discoloration on surfaces. Water used in fire suppression efforts can directly damage building materials, as well as belongings and can quickly result in the growth of mold and indoor air quality issues. Even moisture trapped in a wall cavity can support mold growth that is out of sight, but still a potential health issue. In many older buildings that require repair activities following a fire, there can also be exposure concerns due to lead-based paints and asbestos-containing materials.
“Being aware of potential indoor environmental issues following even a relatively minor fire is important for the health and safety of building occupants and for filing an insurance claim,” said Michael Chapman, Laboratory Manager of LA Testing’s Huntington Beach facility. “Many insurance policies provide coverage for smoke damage, but it is often left to the property owner or tenant to provide proof of damages. Testing the indoor environment for smoke residues, mold, lead and asbestos is important to ensure an insurance claim covers all of the damages under the policy. It also provides the necessary information to protect workers, along with current and future tenants, from unknowingly being exposed to potentially hazardous substances.”
