Huntington Beach, CA, March 8th, 2022
An article was recently published about tenants in California battling their property manager and the company that owns the trailer park where they rent their homes. According to the report, many of the trailers suffer from extensive water damage and mold growth.
Unfortunately, it doesn’t take long for mold problems to begin in a home or building. Mold can quickly grow if water damage or elevated levels of humidity are not addressed in a timely manner. In fact, it often takes only about 48 hours for mold to begin to grow on most damp building materials, furnishing and personal belongings. Mold can also quickly lead to indoor environmental quality (IEQ) concerns and potential health issues for anyone living there.
Exposure to elevated levels of mold can cause allergies and act as a respiratory irritant. For some asthmatics, exposure could trigger an asthma attack. Breathing high levels of mold can also exacerbate other respiratory conditions, such as COPD. For people with a weakened or suppressed immune system, some types of mold associated with water damaged buildings can cause opportunistic infections.
“The California Department of Public Health (CDPH) states that the California housing code lists both mold and dampness as conditions of substandard housing that the owner must remediate if cited by a code enforcer,” said Michael Chapman, Laboratory Manager of LA Testing’s Huntington Beach facility. “Property managers, tenants and homeowners need to be on the lookout for signs of water damage and be ready to act quickly to prevent mold from becoming a problem. To help in these situations, LA Testing’s California laboratories offer testing services, sampling supplies and easy-to-use test kits to identify mold and many other indoor environmental quality issues. We also carry a full line of building inspection tools, such as moisture meters and infrared cameras, which are useful for identifying conditions conducive for mold growth. If mold is found, testing is also instrumental for assessing if cleanup and remediation efforts were successful before tenants move back into their home.”
